The report found the population in the Palm Coast jumped by 7.2%. The latest City Hall figures show that it has doubled its population to over 73,000 in just five years. 

Forbes Magazine recently voted Palm Coast as 3rd best place to live in the USA adding "for several years now, Palm Coast has epitomized Florida's population boom--so much that last year the U.S. Census Bureau designated it as a metropolitan area. The area's location halfway between St. Augustine and Daytona has made it an ideal location for those who want to relocate to Florida. From 2007-2012, Palm Coast's population is expected to grow by more than 31%, the fastest rate in the country and projected total GMP growth in that period is 28.1%."

Research by the University of Florida indicates that Palm Coast will experience the highest rate of job growth in the State over the coming years.  The city is designed to separate residential and commercial developments, which makes it a popular choice for families moving to the area. There is currently an influx of residents moving in from both northern states and southern counties, taking advantage of the great value in real-estate, low property tax rates and the relaxed lifestyle.  

The financial potential this area provides for the cool-headed investor is that while the residential infrastructure is in place and is set to continue to grow, commercial development has only been in serious growth for the past eighteen months, leaving plenty of room for expansion.

Currently, there is a new fifteen year development in place creating a town center, which is attracting big box retailers with names like Wal-Mart, Bealls and many more.   IHL believes that investing in a city during its development, rather than in its mature state, provides great potential for capital growth.
