The Good Faith Estimate gives you an estimated breakdown of the down payment that you would be required to pay at the time of Closing on the property, it includes the financing and all associated fees. Before the purchase goes through, you will be presented with a "Truth in Lending Document". This is a Federally Mandated Document; it gives you an "exact, to the penny" cost of borrowing the money over the term of the loan.
